Tenant Fees
At Tuckerman, we believe in being clear about costs from the outset. The payments that may apply will depend on the type of tenancy and whether it falls within the Tenant Fees Act 2019.
For assured periodic tenancies in England, the Tenant Fees Act 2019 restricts the payments that a landlord or letting agent may require.
For company lets and other tenancies that fall outside the scope of the Act, different charges may apply.
Please refer to the relevant section below for details of the payments and charges that may apply to your tenancy. We will also confirm any applicable costs with you before you enter into a tenancy.
Permitted payments for Assured Periodic Tenancies
Holding Deposit
Capped at one week’s rent
First month’s rent
Payable after the tenancy agreement has been signed and before the tenancy commences.
Tenancy Deposit
Capped at five weeks’ rent where the annual rent is below £50,000, or six weeks’ rent where the annual rent is between £50,000 and £100,000
Tenant-requested changes to the tenancy
Up to £50 including VAT, or the reasonable costs incurred where these are higher and evidenced
Replacement keys, fobs or other security devices
Reasonable cost of replacement, supported by written evidence.
Late payment of rent
Interest may be charged where rent has been outstanding for 14 days or more, at no more than 3% above the Bank of England base rate, calculated on the overdue amount.
Ending the tenancy without giving the required notice
Up to the rent that would have been payable during the required notice period.
In addition to the rent, you may be responsible for certain other costs during your tenancy and when it comes to an end.
These may include:
• Gas, electricity, water, telephone and other utilities
• Council Tax
• TV licence
• Cable or satellite installation and subscriptions
• Contents insurance for your personal belongings
• Garden maintenance, where applicable
• Professional cleaning at the end of the tenancy, where required
• The cost of any damage or other tenant responsibilities at the end of the tenancy
Fees for Company Lets, Non Housing Act tenancies and other tenancies
outside the Tenant Fees Act.
Holding Deposit

Tenancy agreement and set up fee £240.00 Incl. VAT

£90 + Reasonable cost of replacement, supported by written evidence.
